Home buyers have three separate opportunities to look at your home, and each needs to be looked at carefully if you want a quicker sale. The first are the photos you have placed alongside your MLS listing. The second is what a potential buyer can see in a drive by, while the third is what they see when they walk up your driveway to view the home.
First impressions are very important – they create a mindset that has a buyer looking at the positives, or looking at the negatives. Real estate agents can often sense this mindset in buyers – as soon as they arrive at the doorstep, they are either already talking up the positives or finding reasons to be critical. If they are being critical, the real estate agent will often move through the home viewing quickly before going to the next property. If the potential buyers are finding positives, the real estate agent will linger a little longer ensuring the potential buyer has a good look and walks away with positive vibes.
How you create that first impression is important. For the photo shoot, you can dress your home up to look very appealing, however, you then have to maintain that look. A buyers first impression is created from the roadside – what are they going to see? The best investment a seller can make is to have a professional lawn service look after their lawns and the front garden. This is particularly important if you have already vacated the home – those lawns can get out of hand very quickly.
If you manicure the front of your home and ensure the frontage is clean and undamaged, you may be able to create that positive mindset in potential buyers. What you don’t want is to create a negative mindset – your home will stay on the market for a long time if you do. Selling starts from the moment a potential customer sees your product – in real estate, your product is your home and first impressions really do count.
