7 Tips to Make You More Creative


Follow these tips to be more creative. Use your improved creativity to develop and donate ideas to help others.
Many great things have started as a simple, creative idea. Consider donating some of your best ideas to help others. The more creative you are, the more ideas you will be able to create. You can be creative even if you don’t think you are.
I have known many people that were scared to use a computer for the first few times. However, after diving into it they became more comfortable. They were willing to take a risk and make some mistakes. The result was an ability to learn and do things they would never be able to do without the use of a computer.
Being creative and thinking up world-changing ideas occurs in the same way. Everyone can be creative but they have to be willing to start. The creative process will then become more natural over time.
Try the following tips to help you on your journey to be more creative:
1. Record your ideas on whatever is comfortable and convenient at the moment. What is important is that you record your ideas. In the past, I have forgotten ideas that I thought of when I was on a walk. Now I carry a digital recorder with me on those walks. At other times I use my Galaxy, Blackberry phone, iPad or pocket-size journal. Choose what will work best for you and make sure you have a way to record your ideas at all times. You never know when an important idea will surface.
2. Don’t limit yourself to ideas that seem possible. Capture all of your ideas. Even those that seem impossible to implement are important for a couple of reasons. First, what seems impossible to you may not be impossible sometime in the future or for someone else. Second, impossible ideas encourage further creative ideas that might be more likely to be implemented.
3. Change your scenery or location. A change in scenery can stimulate the creativity inside you. A change might be as simple as looking out a window. You can also visit someplace new like a park, beach, or mall. The new environment can foster new ideas.
4. Read on many topics. It is amazing how many things in a totally unrelated subject can prompt new ideas. By broadening your knowledge into more areas, you make your creativity potential grow.
5. Go for a walk. Some of my best ideas have happened when I was on a walk. This applies to any form of moderate exercise. I have heard of others that have written articles and speeches while walking or jogging.
6. Focus in 10-15 minute increments. It does not take a significant amount of time to brainstorm some potential ideas. In fact, brainstorming works best when done for short periods of time. Concentrate for a few minutes to generate as many ideas to address a specific area or problem. Then capture anything that comes to mind throughout the rest of the day. You will have several ideas for consideration for little investment of time. One of those could become something tremendous for helping others.
7. Think big. What question are you asking to prompt your ideas? The larger the question, the larger the impact those ideas may have on the world. You can start by addressing smaller problems but don’t limit yourself to those. You have unique experiences, knowledge and talents that should be applied to helping others on a grand scale as well.
Follow these tips and you will be on your way to generating ideas that have the potential to change the world. Don’t let your previous lack of creativity keep you from developing and donating your ideas. Get started today.

Why investors shun Nigeria, by World Bank



Unstable power supply, lack of access to finance, 
high cost of financing businesses, high taxation, 
poor infrastructure, corruption and macroeconomic 
environment have been identified as some of the 
reasons for poor investment in 
Nigeria.The Country Director, World Bank in Nigeria, 
Onno Ruhl said the above reasons were largely 
responsible for the poor performances of 
Nigerian firms compare to their counterparts 
in Kenya, Russia and South Africa.
Ruhl spoke at the presentation of Nigeria 2011 
Investment Climate Assessment Key Findings in 
26 states of the federation, held in Benin City, 
Edo State capital on Thursday.

The World Bank representative explained 
that the assessment was a diagnostic instrument 
to assess the policy infrastructure at the federal 
and states level, adding that the survey was 
carried out in over 3,157 businesses in 26 states 
including Edo State.
According to him, electricity remains a major 
constraint to businesses in Nigeria, affecting all 
categories of firms.
He said about 83 percent of the firms identified 
electricity as a serious obstacle to their growth.
“Corruption and transportation were also serious 
concerns for many firms in Nigeria. Over 1/3rd of the 
managers said that these were serious problems. 
Bribes and product lost while in transit are also 
high in Nigeria. Manufacturing firms reportedly 
paid an average of 3.2 percent of sales in bribes 
and losses during transit are equal to 2.4 percent of sales.
“Inefficiencies in the business environment impose a 
huge indirect cost on manufacturing in Nigeria.
The cost of doing business is twice as high for firms in 
Nigeria as they are for firms in South Africa, Brazil, 
Russia and Indonesia”, he said

Architects Registration Council of Nigeria (ARCON) seeks review of national housing policy




CLAMOUR for the review of the National Housing Policy continued at the weekend as Architects Registration Council of Nigeria (ARCON) stressed the need for its conformity to international standards and technological development of modern times.
They argued that a National Building Maintenance Policy and a National Building Material Policy for the country need to put in place; observing that most government buildings in the country are not properly maintained due to lack of legislation, hence the need to put in place a law that would make it mandatory for all government buildings to be maintained.

Speaking when at a courtesy call to Minister of Lands, Housing and Urban Development, Ms Ama Pepple, recently in Abuja, President of the Council, Umar Aliyu, an architect, noted that ARCON is already working on a draft policy and would present it to enable other relevant professional bodies, make their input.
He told the minister that in, as provided in the Procurement Act under appropriate pricing, all services must be appropriately priced adding that the existing Scale of Fees documents was put in place by the ministry and inter-ministerial committee called Scale of Fees for Construction industry last functioned in 1999.
The ARCON boss, called on the minister to reconstitute the committee and rename it as Appropriate Pricing for Professional Services in the Construction Industry in line with the procurement Act, adding that the existing Scale of Fees documents was put in place by the ministry and inter-ministerial committee called Scale of Fees for Construction industry was set up but last functioned in 1999.
He stated that the council is supposed to be funded by the ministry but there was no budgetary allocation for it in the 2011 budgets while budgetary allocation for the council in previous budgets was very irregular and inadequate.
Aliyu stated that the council has been operating from a rented accommodation and need a befitting and functional headquarters building in Abuja. It also lacks facilities and logistics for ARCON Inspectorate all over the federation. “We are supposed to have an inspection team that would monitor developments all over the country and raise alarm,” he said.
While expressing dissatisfaction with the shortfall in the housing stock and the non-implementation of the National Housing Policy, Aliyu said that the housing policy now requires a review and urged the minister to constitute an all-embracing and appropriate national team to review the policy.
ARCON noted that the cost of building materials in the country is very high and that Nigeria has abundance of local building materials, which have not been harnessed properly thereby leaving the country to importation of virtually all building materials.
He stressed that ARCON wants to make meaningful contributions to the national development efforts as well as ensure that all licensed architects in the country contribute their quota to nation building.
According to Aliyu, the council would support the ministry to achieve government’s set objectives.
Responding, the minister noted that architects are very crucial in the built environment adding that the handiwork and expertise of architects are visible all over the world.
Pepple observed that the major problem with buildings in Nigeria is the poor quality materials being used by some developers, which contribute to the incessant collapse of buildings in the country.
She said, “If buildings collapse as a result of natural disasters like flood, earthquakes, you can’t blame anybody but we don’t have such problems in Nigeria. However, we see buildings collapse on regular basis to the use of substandard materials and at times, bungalows are turned to storey buildings and I have not heard that anybody has been sanctioned over this collapse of buildings”.
On the issue of National Building Maintenance Policy, the minister regretted that that there is no maintenance culture in the country and stressed the need for a change the psyche and values among Nigerians.
She assured that the ministry would work closely with the council, as their support is heavily needed in the sector adding that the ministry would look into the issue of budget for the council.

Tenants jubilate as Lagos State promises rent law enforcement


The recent passing of the Rent Control Bill into an Act, by the Lagos State House of Assembly, has thrown tenants in the state into wild jubilation. Particularly estatic, are the low income earners, who hand out over 50 percent of their monthly incomes to landlords.
The impact of the ‘Rent Control Act’ is far- reaching, as statistics reveal that up to 65 percent of Lagos residents live in rented apartments.
Government’s promise that this law, unlike the one before it, will be enforced to the letter, has given fillip to this jubilation and for the tenants.
George Odoh, a tenant, described the law as a welcome development and one that every tenant in Lagos had always wished for. Odoh pointed out however, that enforcement remains an issue. “My concern is on the enforcement, because it is one thing for government to come up with a policy like this, but a different kettle of fish to implement it”.
Olusegun Madamidola, a landlord, told our correspondent that he, like any other Lagos resident, hails government’s action, noting however that obedience to the law will depend more on individual disposition, than fear of government wielding the big stick.
“I do not believe that two years advance rent payment will make me recover my investment overnight. I am always sensitive to the plight of my tenants and this is what guides what I demand for, from a tenant seeking to live in my house”, he said.
Rents in Lagos State are particularly high, with some landlords asking for as much as three years advanced payments on their properties. Industry watchers say the reasons for this include a rapidly growing population, the fact that the state is relatively commercially active, greed on the part of the property owners and their agents, a faulty mortgage system and poor regulation by government over the years.
Worried by the plight of tenants at the hands of landlords, the state government came up with the Rent Control Bill, which prohibits the two-year rent payment. The law, which is still awaiting the state governor’s assent, stipulates that it is unlawful for any landlord or his agent, to demand or receive more than one year’s rent from a new tenant. It also stipulates that it is unlawful and criminal for a landlord or his agent, to demand or receive from a sitting tenant, rent in excess of six months in respect of any premises.
This means that those who are already tenants are not expected to pay more than six months in advance to their landlords. The law further stipulates a fine of N100, 000 or three years imprisonment, on any landlord or new tenant who pays in excess of one year’s rent, and a fine of N100,000 or three months imprisonment for any landlord who fails to issue a receipt to a tenant for payment of rent.
The law also assigns the responsibility for payment of agents involved in a transaction between landlord and tenant, to the landlord. This means that landlords will now be responsible for payment of agency fees, a burdenwhich before now was borne by the tenent.
Officials of the state government have remained silent on the mechanism for enforcing the law when it is signed by the state governor.
Lagos State Commissioner for Justice and Attorney- General, Ade Ipaye, did not respond to our reporter’s phone calls and text messages.
At the Office of the Public Defender (OPD), under the Ministry of Justice, one official said tenants or landlords, who suffer a violation of the provisions of the law, when it becomes operational, could approach the OPD with their complaints.
In spite of everything, analyst say enforcement may face some difficulties.
According to Sola Enitan, an estate surveyor and valuer, government may not be able to regulate rent, when it has no control over exchange rates and cannot control the importation and sale of building materials. “For the law to succeed and its enfocement to be thorough, there should be a market intervention by government in the form of developing affordable or social housing; not the kind of houses developed by the Lagos State Development and Property Company (LSDPC) for profit, where its two-bedroom flats in Ikorodu are selling for N7 million per unit”, he said.
Chike Muoguilim agrees. He says that enforcement of the law may create a black market in the property sector.
A Senior Advocate of Nigeria (SAN), Anthony Aribisala, in a telephone interview with Business Day, said: “The law, in my thinking, is to make life comfortable for tenants. I do know that this is not applicable to those living in their own houses, but is for those in rented apartments, in view of the difficulties faced as a result of the downturn in the economy.
“This is also not peculiar to Lagos . Even in England , rents are generally one month in advance. The highest a tenant can pay in England is six months and this is backed by the law. So if a country with economy as buoyant as England can operate such a law, why can’t Nigeria , where most of the people live below the poverty line?” Aribisala asked.
He observed, however, that the difference:”is that in England , the law is designed to give equal protection to both landlords and tenants. “So we have a situation where if a tenant fails to pay his rent as required, the law allows the landlord to summarily eject such tenant.” He added however, that the one being considered, tends to give priority to tenants who may take advantage over their landlords. He therefore foresees a situation where this lapse could lead landlords to flout the law.
Speaking separately, Lagos lawyer, Bamidele Aturu, said: “There is nothing wrong with the law. As far as I am concerned, it is well intended. But does government have the moral authority to enforce such law?  You would recall there has been a similar attempt in Lagos by the former military administration of Buba Marwa, which failed,” Aturu said, adding that factors that worked against the successful implementation of the law at that time are still prevalent in the economy.
A major factor in this regard, according to Aturu, remains acute shortage of housing and high costs of building materials which landlords do not have control over. He stressed that government must first address this, to make the enforcement of the law morally justifiable.

ARCHITECTURAL giant, Messrs James Cubitt Architects (JCA), has emerged winners of the presentation of design proposal for Guinness headquarters building to be built in Lagos.
The firm known for its scintillating design brushed aside other competitors to be crowned the winners of the design competition staged last year.
Although details were sketchy, efforts to get Guinness communications department react to the development proved abortive. Currently engaged in a design review,
The development came on the heels of an aborted sale of the vast Oba Akran Avenue Ikeja industrial premises being offered for sale by the management of Guinness Nigeria Plc last year. The Guinness Nigeria Plc Ikeja brewery site had been put up for grabs for interested investors two years ago.
The property, described as “one of the largest chunks of prime industrial real estate in Nigeria,” occupies a 24.5 acres site complete with services, office blocks, huge warehouses, and large undeveloped land for future development.

20-Million Year-Old Ape Skull Found in Uganda




Ugandan and French scientists have discovered a fossil of a skull of a tree-climbing ape from about 20 million years ago in Uganda's Karamoja region, the team said Tuesday.
The scientists discovered the remains on July 18 while looking for fossils in the remnants of an extinct volcano in Karamoja, a semi-arid region in Uganda's northeastern corner.
"This is the first time that the complete skull of an ape of this age has been found. It is a highly important fossil," Martin Pickford, a paleontologist from the College de France in Paris, told a news conference.
Pickford said preliminary studies of the fossil showed that the tree-climbing herbivore, roughly 10-years-old when it died, had a head the size of a chimpanzee's but a brain the size of a baboon's, a bigger ape.
Bridgette Senut, a professor at the Musee National d'Histoire Naturelle, said that the remains would be taken to Paris to be x-rayed and documented before being returned to Uganda.
"It will be cleaned in France, it will be prepared in France and then in about one year's time it will be returned to the country," Senut said.

Drainage blockage: Fashola orders demolition of Police Station



LAGOS — Governor Babatunde Fashola of Lagos State, yesterday, ordered the demolition of Ladipo Police Station, in Mushin Local Government Area for obstructing drainage channels and ordered its relocation.
This came as Lagos State government, through the Ministry of Transportation, urged motorists and other road users along Apapa-Oshodi Expressway to exercise patience as traffic will continue to build up in the area due to the ongoing reconstruction work on the road.
Fashola, during an inspection tour of ongoing construction works in Badejo Kalesanwo Street and other road projects in Mushin area, gave the directive, saying: “The presence of the police station is hindering the timely completion of construction works on some of the roads.”
On the Apapa-Oshodi Expressway traffic, the state Commissioner for Transportation, Mr. Kayode Opeifa, appealed to motorists along the area to obey all traffic signs and personnel who have been drafted to the area to manage traffic as the road had been reduced to one lane to allow for the ongoing reconstruction work embarked by the Federal Government aimed at making the road motorable
However, Opeifa, speaking through Mr. Taiwo Abayomi, the Area Commander of Lagos State Traffic Management Authority, LASTMA in charge of the Mile-2 Zone, who had been on a 96- hour supervision exercise, announced that over 179 abandoned tankers and container vehicles were evacuated from various points since the commencement of evacuation exercise last Friday embarked upon by the state government following the expiration of a 48 hour ultimatum issued to owners of all abandoned and broken down tankers and heavy duty parked along the expressway to vacate.
A combined team of armed taskforce and LASTMA men swung into aggressive enforcement last Friday and impounded several trucks for flouting the state traffic rules.
The measure became necessary following the incessant traffic snarls as a result of several abandoned vehicles and broken down vehicles that spread along the road coupled with the on- going reconstruction of road project by the Federal Government.
The appeal, according Abayomi was expedient because the ongoing reconstruction work will continue to impede free flow of traffic as the two lanes had been reduced to one lane while a section of the road has been totally cordoned off for traffic movement to allow for unhindered reconstruction work.
“Therefore, pending the completion of the reconstruction work, we will like to appeal to motorists and other road users to obey traffic men on ground and obey all traffic signs and directions in order to keep the traffic flowing.” The LASTMA commander pleaded.
While saying that there was no cause for alarm, he expressed government regrets on any inconvenience the situation might cause saying, “there is need for sacrifice to be made on the part of all as there will be light at the end of the tunnel.”
It was gathered that most of the vehicles that were impounded during the exercise belong to Nigeria Port Authority, NPA which formed over 60 percent of total vehicles impounded so far.
Some of the evacuated vehicles were taken to NPA yard, while other were taken to LASTMA yard at Mile-2.
